Security is terrible here. I've seen more than 3 cars with their rims stolen. My neighbor was robbed here. And when I finally decided to leave they tried to charge me for damages that weren't there. And when I showed them the pictures they said well I guess we can cut the amount. They also claimed my electric bill for my final month was over 200 dollars and when I asked to see it they refused. I wasn't even living in that apartment that last month. I had already moved into my new place. And even when I did live there my bill never exceeded 90 dollars. Stay away from this place. The owners and the tennants will rob you.
The staff is very friendly and helpful and has been very understanding in helping me through difficult situations while still providing service in a courteous and professional manner. They have always promptly addressed any concerns or repair issue with my dwelling which I may have. I not only consider them as property managers but also as friends as they are always willing to take time out of their busy schedules to say hello and see how things are going. I would recommend this property to anyone looking to move into the Richmond area as it is quickly becoming a central location in the growth of the Richmond area.
I lived for 9 years and all was good until Allen Harrison company inexperienced, uncooperative staff took over. Things went down hill. They pissed residents off, levied rent increases, provided poor customer services and as a result residents started moving out. At lease renewal times they went up an average of $75 per month up and charged more for pest control, garbage ad water etc.,. Before this company took over, the occupency rate was 95 % and above and now it speaks for itself. Not only that they are unjustified and extorting money when residents leave in the name of "heavy cleaning" or another pretext. Based on my experience and my neighbor's experience, whom I knew, I will find other apartments to live but definitely not recommend Villas! I am also planning to report THE COMPANY to BBB based on facts, I have. Let us check how many residents got their deposits returned. Most of it's maintenence staff is also unskilled and uncertified people who use shortcuts and that is blamed on residents when they leave.
Just like any living situation nothing is perfect. I have had my shares of issues with appliance but they have fixed it in a prompt matter. Cary and the staff at the Villas at River Park has been great in rectifying any problems I have. Thank you and I will be renewing my lease again.
My husband and I have lived at the Villas for over a year. We signed a new lease and upgraded to a bigger unit. Of course you sign your life away with paper work with new leases and so on. My husband and I were talking about it as we were leaving, and Ms. Erika made the signing process more pleasant as well as asking and assuring us if there was anything else that we needed to please let her know, she would be more than happy to assist us :-).
